Ottawa Condo Balcony Railings: OBC & NBC Compliance in 2026

Building in Ottawa in 2026 means satisfying three layers of railing regulation: the National Building Code of Canada (2020 edition), the Ontario Building Code (which adopts and modifies the NBC), and City of Ottawa municipal amendments. Miss any of them and you're rebuilding railings at your own cost after inspection. Here's what to know.

Guard height requirements

• Balcony guards must be a minimum of 1,070 mm (42″) above the finished surface.
• Where the code's non-climbable requirement applies, no member, attachment or opening in the roughly 140 mm to 900 mm band above the walking surface may facilitate climbing. Exact thresholds depend on code edition and occupancy — confirm with your Code Consultant.
• Openings must not permit passage of a 100 mm sphere anywhere in the guard.

Structural loads

Guards for residential balconies in Ottawa must be designed for the following minimum loads, applied non-concurrently:

• Concentrated load of 1.0 kN applied at any point on the top rail.
• Uniformly distributed load of 0.7 kN/m applied at the top rail.
• Infill load: 0.5 kN applied to a 100 × 100 mm area on any part of the infill.
