On a 200-unit tower, the balcony divider gets specified in about ten minutes and then gets lived with for thirty years. It is the only part of the building envelope that two households share, and it sits closer to a resident's chair than anything else the building owns. Specify it badly and you have manufactured two hundred identical disputes about sightlines, noise and smoke drifting next door. Specify it well and nobody mentions it again. Dividers are also one of the few railing-adjacent products where the aesthetic decision and the structural decision are genuinely the same decision, because whatever blocks a view is also whatever catches the wind.
A divider does four jobs, not one
Privacy is the obvious job. The other three tend to get discovered during construction. A divider is a local windbreak, and on the exposed corners of a tall building it is often the difference between a balcony a resident uses and a balcony that becomes outdoor storage. It is a territorial marker that tells people where their space ends, which matters more than designers expect on buildings with continuous slab-edge balconies. And in buildings required to be of noncombustible construction, what you hang between two suites is subject to material restrictions like everything else on the balcony, which quietly rules out a lot of the timber and composite screen products marketed to the low-rise residential market.
- Privacy: interrupting sightlines between adjacent balconies at both seated and standing eye height, not just somewhere in between.
- Wind: cutting cross-flow at exposed corners and along the windward face, which is the single biggest driver of whether a balcony gets used.
- Separation: giving each suite a defined edge, which reduces neighbour disputes and clarifies who is responsible for cleaning what.
- Material compliance: aluminum and glass are noncombustible and go almost anywhere; many proprietary screen panels do not.
- Termination: closing cleanly against the slab-edge guard without leaving a gap, a pinch point, or a foothold.
Glass, blade, perforated or solid
There are four families of infill that make sense in aluminum and glass, and each one trades privacy against wind load, light and cost. Obscured glass — acid-etched, sandblasted, or a ceramic frit pattern fired into the surface — gives near-total visual privacy while passing most of the daylight through. It is the premium option and it reads as part of a glass guard system rather than as an afterthought. Aluminum blade or louvre screens give directional privacy: blocked from the neighbouring balcony, open toward the view, and they bleed wind rather than fighting it. Perforated or expanded aluminum sheet is the value option, works well at 30 to 50 per cent open area, and can carry a custom pattern. Solid aluminum panel is the cheapest and the worst performer in wind, and it turns a balcony dark.
- Etched or fritted laminated glass: maximum privacy, maximum daylight, highest wind load, highest cost. Frit hides water spotting and hard-water staining better than plain etch.
- Aluminum blade screens: privacy from the side, view straight ahead, reduced wind pressure. Blade angle is worth mocking up because it looks completely different from a seated position.
- Perforated aluminum: good compromise, accepts custom perforation patterns, and the open area is a lever you can tune for both privacy and wind.
- Solid panel: only use it where the divider is short, sheltered, and the budget is genuinely fixed.
- Mixed assemblies: a solid or etched lower section with a blade or perforated upper section handles the seated-privacy case without walling in the balcony.
Cost tracks roughly in that order, and the spread between the cheapest and the most expensive option on a tower with two hundred dividers is large enough to be worth modelling properly. As a rough planning guide, a divider is usually priced per unit rather than per linear metre, and typical budget numbers for a standard-size balcony divider tend to run from the high hundreds of dollars for a simple perforated aluminum screen to a few thousand for a tall etched or fritted laminated glass panel with a concealed frame, before installation and before any structural work at the wall. Treat those as approximate planning figures only — exposure, height, projection and anchor complexity move them substantially, and a corner unit on floor forty is not the same product as a mid-elevation unit on floor four.
How much privacy you actually get
Privacy is geometry, and it is worth ten minutes of sketching before the divider height is fixed. Standing eye height for most adults falls somewhere around 1,500 to 1,700 mm; seated eye height on typical patio furniture is closer to 1,100 to 1,250 mm. A 1,200 mm divider blocks nothing but seated views, and only from directly beside you. A screen at roughly 1,800 mm blocks standing sightlines from an adjacent balcony at close range but does nothing about the diagonal view from two balconies over. Depth matters as much as height: a screen that projects the full depth of the balcony gives real separation, while one that stops 600 mm short of the guard leaves a slot that people notice immediately and complain about specifically.
A screen that stops short of the guard does not deliver ninety per cent of the privacy. It delivers an unobstructed sightline through the gap, and that gap is the only part anyone ever mentions.
Wind load, deflection and attachment
This is where dividers get engineered rather than picked from a catalogue. A guard is roughly 1,070 mm tall and, if it is glass, presents that full height to the wind. A solid divider at 1,800 to 2,000 mm presents close to twice the area, at a location where flow is accelerating around a building corner. The design pressure at the corner of an upper floor on an exposed site can be several times the pressure at the middle of a sheltered elevation. That load has to go somewhere, and the two places it can go are the slab and the building wall — both of which someone else has already detailed.
- Back-anchoring into the wall means penetrating the air and water barrier, so the anchor detail belongs in the envelope coordination package, not in the railing shop drawings alone.
- Fully cantilevered dividers taken only from the slab need a stiffer post and a heavier base connection, and the deflection at the top is what residents will judge it by.
- Perforated and blade infills reduce pressure meaningfully compared with solid panels. If the structure is marginal, changing the infill is usually cheaper than changing the anchor.
- Long horizontal runs of aluminum move with temperature. Continuous top caps spanning multiple dividers need expansion provisions, or the joints will open and close visibly through the season.
- Deflection limits should be agreed in writing. A screen that meets strength requirements can still feel alarming if it visibly flexes when someone leans on it.
Making it look like part of the building
The most common failure is not structural, it is visual: the divider comes from a different supplier than the guard, in a different alloy, with a different powder coat batch and a top rail 40 mm off from the guard's top rail. From the street, a tower with mismatched dividers looks unfinished in a way that is very hard to explain and impossible to fix cheaply. Align the top of the divider frame with something — the guard top cap, the door head, the slab soffit — and hold that alignment across the elevation. Order the divider and the guard together so the finish comes from one run. If the guard glass is tinted or low-iron, the divider glass should match, because two greens side by side is worse than either one alone.
Detail the bottom edge deliberately. A divider that lands hard on the slab traps water and debris at the base and stains the concrete; a divider held 15 to 25 mm off the deck drains, sweeps clean, and looks intentional. But that same gap has to be checked against the guard requirements where the divider meets the edge, because a gap at the slab edge is a different thing from a gap in the middle of a balcony. Where the divider is part of the guard line, the openings rules apply: nothing that would let a 100 mm sphere pass through, and no horizontal element that turns the non-climbable zone between roughly 140 mm and 900 mm above the walking surface into a ladder.
